Left alone, that moisture can damage finishes, invite mould growth, weaken building materials, and turn a manageable repair into a costly restoration project. Experienced waterproofing contractors identify where water is entering, why it is moving that way, and what will stop it for good.

For Greater Toronto Area property owners, the right solution is not always the biggest excavation or the most expensive quote. Older foundations, clay-heavy soil, grading issues, blocked drainage, plumbing leaks, and seasonal groundwater all behave differently. Exterior Waterproofing

Exterior waterproofing is often the most comprehensive choice when water is entering through foundation walls or significant exterior cracks. The process generally involves excavating along the foundation, exposing the wall, repairing cracks, applying a waterproof membrane, and improving drainage with weeping tile where needed.

This approach prevents groundwater from reaching the foundation wall in the first place. It is particularly effective for persistent seepage tied to failed or missing exterior protection. A strong plan also includes proper backfilling, grading, and water discharge management. A new membrane cannot compensate for downspouts dumping roof water beside the foundation.

Interior Waterproofing

Interior systems manage water after it reaches the foundation perimeter, directing it to a sump pit and pump rather than allowing it to enter the finished space. This may involve opening a narrow section of basement floor, installing interior drainage, and restoring the concrete afterward.

Interior waterproofing can be a practical option when exterior excavation is inaccessible, when the issue is water pressure under the slab, or when budget and site conditions make exterior work unsuitable. It does not always stop water from reaching the exterior foundation wall, so it is not automatically the best solution for every crack or wall leak. The right choice depends on the diagnosis, not a sales preference.

Crack Injection and Targeted Repairs

For isolated, non-structural foundation cracks, epoxy or polyurethane injection can be an efficient repair. Polyurethane is often used where active moisture is present because it expands to fill the crack. Epoxy may be selected when bonding and structural strength are key considerations.

Targeted crack repair is valuable when the problem is truly limited. It should not be presented as a cure for widespread drainage failure, multiple active leaks, or repeated water pressure around the foundation. A contractor should tell you when a localized repair is enough and when the property needs a broader water-management plan.

Questions That Help You Choose the Right Team

Waterproofing work is hidden once complete, which makes contractor selection especially important. Look beyond a low number on a quote. The cheapest estimate can become expensive if it excludes disposal, drainage components, concrete restoration, landscaping repairs, or protection for adjacent areas.

Before you proceed, ask waterproofing contractors about these practical points:

Clear answers matter. So does communication. You should know when the crew will arrive, how long each stage is expected to take, where excavated soil or removed materials will go, and who is responsible for final clean-up and repairs.

Protecting the Property Before and After Repairs

Waterproofing is strongest when paired with simple maintenance. Keep eavestroughs clear and ensure downspouts discharge well away from the foundation. Maintain positive grading so soil slopes away from the home. Check window wells for debris, test the sump pump regularly, and consider a battery backup where power outages are a concern.

For landlords and commercial property managers, document inspections and maintenance. Tenants may notice odours, damp carpet, or small leaks before they become visible building-wide issues. A simple reporting process allows you to investigate early, protect indoor air quality, and avoid disruption to occupied spaces.

If a basement has already been flooded, do not rebuild over damp materials. Moisture can remain behind walls and beneath flooring even when the room appears dry. Our dishwasher leaked. without us noticing. until the water broke through the ceiling in our basement bedroom. It caused damage to the ceiling, wall, and floor in that room and also the hardwood floor in our kitchen. I remembered dealing with them in the past, so on a Saturday morning, I made the call and within an hour of my call, I had the Project manager at my home. Half an hour after that he had a plumber in to disconnect the dishwasher and 1/2 an hour later he had a team in to dry up the water and spray disinfectant so mold would not grow. The manager dealt with our insurance company. Because of the extent of the damage, and the fact that that they had to remove all of the flooring in the upstairs and the basement, we were asked to move out of the house. They did all the packing, put our belongings in storage so they were not hindered by having to move furniture around. They took pictures of everything they moved, noting any existing damage. When we moved back in, even our books were back in the same order that they found them. They estimated repairs would take 5 weeks, but we were home in 4. They kept us informed of everything they did. Great job by the entire team.
