Does Insurance Cover Water Damage in Ontario Homes?

A pipe bursts behind a finished basement wall at 2 a.m., or heavy rain sends water across the floor near a foundation crack. In that moment, one question rises quickly: does insurance cover water damage? Often, yes – but coverage depends on where the water came from, what caused the loss, the endorsements on your policy, and how quickly you act to limit further damage.

For Greater Toronto Area property owners and managers, the practical priority is not waiting for an insurance answer before starting emergency mitigation. Water can travel through flooring, wall cavities, insulation, furniture, electrical systems, and shared building components. Fast extraction, drying, documentation, and communication can make a meaningful difference to both the property outcome and the claim.

Does Insurance Cover Water Damage? It Depends on the Source

Most home, condo, tenant, and commercial insurance policies are designed to cover sudden and accidental damage from an insured event. A burst supply line, an overflowing appliance, or a plumbing failure may be covered when it happens unexpectedly. The resulting damage to building materials and contents may also be included, subject to your deductible, policy limits, and the wording of your individual policy.

The key distinction is usually sudden damage versus gradual deterioration. Insurers generally expect property owners to maintain plumbing, roofs, appliances, eavestroughs, foundations, and heating systems. If water enters over months through an ignored roof leak or a long-standing plumbing issue, the insurer may treat it as maintenance-related damage rather than an insured loss.

That does not mean the affected area should be left untouched while coverage is reviewed. Whether a claim is approved or not, standing water and elevated moisture can lead to warped materials, odours, mould growth, and more extensive repairs. Emergency restoration protects the building first while the claim details are sorted out.

Water Damage That Is Commonly Covered

Every policy is different, but the following situations are often covered when the event is sudden, accidental, and not excluded by your policy.

Burst pipes and plumbing failures

A frozen pipe that bursts, a failed water supply hose, or a broken fixture can release a large amount of water in minutes. Coverage may include the water damage to walls, flooring, ceilings, and contents. The cost to repair the failed pipe or appliance itself may be treated differently, so ask your adjuster about both the source of the leak and the damage it caused.

Accidental overflows inside the property

An overflowing washing machine, bathtub, sink, dishwasher, or toilet can be covered if it results from an unexpected incident. The insurer will look closely at the facts. For example, a one-time appliance malfunction is different from repeated overflows that were known but not repaired.

Sudden roof or storm-related water entry

Wind, hail, or another insured weather event can damage a roof and allow water inside. The resulting interior water damage may be covered when the storm damage itself is covered. Water that enters through ordinary wear, aging shingles, or a roof that has not been maintained may be excluded.

Water damage from a neighbouring unit

In a condominium or apartment building, water may come from a unit above, a shared plumbing riser, or a common-area system. Your own condo or tenant policy may respond to damage to your belongings and improvements, while the condominium corporation’s insurance and the responsible party’s insurance may also become involved. These claims can be complex, which makes clear documentation and early notice especially valuable.

Situations That May Need Extra Coverage or May Be Excluded

Water is not treated as one category under insurance policies. The path the water took matters as much as the damage it caused.

Overland flooding – water that enters from outside because of heavy rainfall, overflowing rivers, or melting snow – is often excluded from a standard policy unless you purchased overland water protection. Sewer backup coverage is also commonly offered as an optional endorsement. It can apply when a municipal sewer, drain, septic system, or sump-related issue causes wastewater to back up into the property.

Groundwater seepage and water entering through foundation cracks may have limited coverage or no coverage unless the policy specifically provides it. A wet basement can be caused by several sources at once, including surface drainage, a failed sump pump, a plumbing leak, or a sewer backup. Identifying the source accurately is essential.

Damage connected to poor maintenance, repeated leaks, rot, corrosion, or long-term moisture is frequently excluded. Mould is another area where coverage can vary. If mould results directly from a covered sudden loss and is addressed promptly, there may be coverage. Mould caused by an ongoing humidity problem or a leak that was allowed to continue is less likely to be insured.

What to Do Immediately After Discovering Water Damage

First, protect people. Keep clear of electrical hazards, avoid entering areas with contaminated water, and do not use electrical equipment near standing water. If the source is safe to reach, shut off the water supply. For a major leak, the main water valve may need to be closed.

Next, contact your insurer or broker as soon as possible. Ask whether emergency mitigation can begin immediately, what deductible applies, whether you have sewer backup or overland water coverage, and what documentation they require. Take photos and video before moving items where it is safe to do so, then continue documenting the affected areas and damaged contents.

Do not throw away damaged materials, furniture, or personal belongings until your insurer has advised you, unless they create an immediate health or safety hazard. Keep receipts for emergency expenses, including temporary accommodation or reasonable steps taken to protect the property, as these may be relevant to your claim.

Then bring in a qualified restoration team. Water extraction alone is not enough. Moisture can remain below flooring, behind baseboards, inside walls, and under cabinets. Professional drying equipment, moisture readings, controlled demolition where necessary, cleaning, disinfection, and detailed records help prevent secondary damage and create a clear record of the restoration work.

How the Restoration Process Supports Your Claim

A well-managed response usually follows four practical stages: emergency attendance, damage assessment, water removal and drying, then repair and restoration. Each stage matters because insurance claims are built on evidence as well as the visible result.

During the initial assessment, the restoration team documents affected materials, identifies moisture migration, and distinguishes clean water from contaminated water where possible. This helps determine what can be dried and saved, what needs removal, and whether specialized cleaning or containment is required.

Extraction and drying should begin quickly. Fans placed in a room without proper moisture monitoring can sometimes move humid air without drying hidden materials effectively. Professional equipment is selected and monitored based on the affected area, the materials involved, and the moisture readings taken throughout the process.

Once the structure is dry and safe, repairs can begin. That may include replacing insulation and drywall, restoring flooring, repainting, rebuilding cabinetry, and returning the space to its pre-loss condition. Restoration Canada can coordinate this full process, including direct insurance billing where available, so clients are not left managing separate emergency, drying, and repair contractors during a stressful loss.

Questions to Ask Your Insurer or Broker

When reviewing your coverage, ask direct questions rather than relying on assumptions. Confirm whether your policy includes sewer backup, overland water, sump pump failure, service line coverage, and additional living expenses. Ask about separate limits for contents, improvements, landscaping, and business interruption if you own or operate a commercial property.

For condo owners, ask what your policy covers for unit improvements and deductible assessments. A condominium corporation may have insurance for common elements and the building, but the unit owner’s policy can still be vital after a loss. Landlords should also confirm coverage for lost rental income, while commercial operators should review business interruption provisions before an emergency occurs.

Prevention Still Matters After a Covered Loss

Insurance is there for unexpected events, not as a replacement for maintenance. Check appliance hoses, service plumbing concerns promptly, keep eavestroughs clear, ensure grading directs water away from the foundation, and test sump pumps before spring thaw and major storms. If your basement has flooded before, a professional assessment can help identify whether waterproofing, drainage improvements, or backwater valve planning should be part of a longer-term solution.

When water enters your property, act before the visible damage becomes a larger problem. Start the claim, document the loss, and get qualified help drying and restoring the affected space. A fast, careful response gives you the best chance of protecting both your property and your path back to normal.

Our dishwasher leaked. without us noticing. until the water broke through the ceiling in our basement bedroom. It caused damage to the ceiling, wall, and floor in that room and also the hardwood floor in our kitchen. I remembered dealing with them in the past, so on a Saturday morning, I made the call and within an hour of my call, I had the Project manager at my home. Half an hour after that he had a plumber in to disconnect the dishwasher and 1/2 an hour later he had a team in to dry up the water and spray disinfectant so mold would not grow. The manager dealt with our insurance company. Because of the extent of the damage, and the fact that that they had to remove all of the flooring in the upstairs and the basement, we were asked to move out of the house. They did all the packing, put our belongings in storage so they were not hindered by having to move furniture around. They took pictures of everything they moved, noting any existing damage. When we moved back in, even our books were back in the same order that they found them. They estimated repairs would take 5 weeks, but we were home in 4. They kept us informed of everything they did. Great job by the entire team.

Rating: ⭐⭐⭐⭐⭐ I cannot recommend Canada’s Restoration Services highly enough. We dealt with a stressful water leak this past winter that unfortunately led to mold in my son’s bedroom. From the moment they stepped in, they were complete professionals. Andres and John were my main contacts throughout the process and they were so helpful at coordinating everything. They truly made us feel like they cared about our problems and the safety of our family. They didn't just clean up the mess; they helped us navigate the entire process, including coordinating with contractors and ensuring every step was handled correctly. They were prompt, incredibly clean while working in our home, and always quick to respond to my questions. This is from 2023 This was my first time using Restoration Canada, and I must say, it was a very good choice. From the very first telephone call, I could tell that this would be a great relationship, and I was correct. Overall, all the workers were very respectful, clean and honest. There were days when I had to leave my house, and I was not afraid to leave the workmen in the house. Alex, so easy to talk to, and always ensuring that the project was going as planned John, his integrity is beyond reproach Mauricio, so humble and honest Pops and his son – again, very humble I work from home, and the workmen were never a bother to me. I have never worked with a team that was so neat and tidy, I did not have to do any cleaning after the job was done! THANK YOU all so very much, I am so happy with the job, and will not hesitate to recommend your services. You put the EXTRA in EXTRA-ordinary Andrea

I am so glad we called Restoration Canada when we discovered a leak in our basement at the end of last year. They send out a crew right away to dry everything out and prevent mold, and were so easy to work with. They recently completed the remodel and not only am I thrilled with the results (which included a custom counter modification), I am so grateful to the entire team for making rhe process so smooth. They even helped us through the process with our insurance company. I highly recommend them for any housing mishaps, they really made the whole process low stress. Thank you!!
